Extent of building inspections

Building Inspections in Queensland are required to be performed in accordance with the requirements of the Australian Standards AS4349.1-2007.

Thorough inspections are carried out and detailed reports are provided in accordance with the requirements of the Australian Standards and the required agreement/s that you sign with us prior to the inspection/s being carried out.

The Australian Building Inspection Standard AS4349.1-2007 Appendix C requires the inspection and reporting of any areas, items, or components that are applicable to the particular inspection that are mentioned within the following sections of the property.

1) The site
2) The roof exterior
3) The exterior of the Building
4) The interior of the Building
5) The subfloor space
6) The roof space

The Standard requires an extensive inspection of the areas mentioned above and reporting on issues as required.

Exclusions
Are as listed within Appendix D of the Australian Standard AS4349.1-2007 and within the agreement that you will be presented with to sign before the inspection/s can take place.

Services - being electrical, plumbing, drainage, airconditioning etc are generally excluded from inspection as parts of the above but issues such as dangerous, deteriorated or rusted items are reported.
Taps are turned on to check for water flow and house drains are observed at the point of bath tubs, sinks etc to make sure they are draining as they should.

Note that to be inspected any area must be accessible and/or safely accessible at the time of inspection/s.

You have our assurance that you will be properly and correctly informed about the property that we are inspecting.

Our Inspections are all subject to the standard conditions of our Inspection Agreements which are worded to comply with requirements of the Australian Standard and to the requirements of our insurance provider.
